Analysing the competition requirements and the site, we realised that the only possible strategy was to expand the building volume to the limits defined by building regulations. This limitation together with the self-imposed demand for efficiency and simplicity are a challenge for the development of a project with some added value. Therefore, we looked for pragmatism and sensibility towards the external conditions. We started with sketching up a typical floor with 16 flats. Looking for a minimum loss of area in circulation we decided to organize the building with only one core were two “scissors” staircases are combined with 4 lifts and two installation shafts. Therefore there is only one entrance to the dwellings and a central shaft for installations leaving us with a clear and simplified commercial space and underground parking. When it comes to the flats all the living areas and bedrooms have an exterior façade whilst entrances, kitchens and bathrooms are facing an access balcony serving only four flats. By eliminating the seven flats exceeding the required total of 105 we manage to carve out two sculptural volumes that furthermore improve the environmental quality of the project.
